ONE AND 96/100 ($1,241.96) DOLLARS to be paid to WELCOME HOMES
CONSTRUCTION, INC., at the time of closing.
B. The balance of the sums due of FORTY THREE
THOUSAND EIGHT HUNDRED APD NO/100 ($43,800.00) DOLLARS shall be
paid in cash within one (1) year fray the date hereof, although
payment may be made by the assumption of that certain Mortgage in
favor of FIRST FEDERAL SAVINGS AND LOAN ASSOCIATION OF FORT PIERCE
dated March 3, 1980, and filed for record March 6, 1980, in O. R.
Book 326, Page 2687, of the Public Records of St. Lucie County,
Florida, as the principal balance of indebtedness and accumulated
interest due thereon may exist at the time of said payment of the-
balance due, and which Mortgage the Buyers herein shall agree to
assume and pay.
C. In addition to the aforesaid sums due on
the purchase price of the property the Buyers agree to reimburse
the Seller at the time of closing monies advanced by Seller for
Mortgage closing costs, insurance, survey and dirt fill under the
contract of purchase in the amount of $4,568.18.
D. Buyers agree to pay the Seller monthly the
sum of $485.94, which sum represents the monthly payment of
principal and interest on the Mortgage in favor of FIRST FEDERAL
SAVINGS AND LOAN ASSOCIATION. This sum shall be paid monthly the
first day of each month for the duration of this Agreement. ~

4. Buyers shall be entitled to possession of the

life of this Contract, Buyers shall maintain the property,
I including improvements erected thereon, in a state of repair and
condition that is good and proper. Seller shall have the right ~
f to inspect the property at all reasonable times until the final

performance by the Buyers has been completed.

5. Buyers shall be obligated to pay and shall pay t-

before delinquency all taxes and assessments coming due on and

after the date of closing. In addition thereto, during the life
of this contract, Buyers shall insure and keep insured against
