said assessment has been paid. Such certificate shall be
conclusive evidence of payment of any assessment therein stated to
have been paid.
8. Effect of Non-Payment of Assessment: The Personal
Obligation of the Owner= the Lienf Remedies of Association. If
assessments are not paid on the date when due, then such
assessment shall become delinquent and shall, together with such
interest thereon and cost of collection thereof as hereinafter
provided, thereupon become a continuing lien on the Dwelling
Unit(s) against which such assessment is made, which shall bind
such Dwelling Onit(s) in the hands of the then Owner, his heirs,
devisees, personal representatives and assigns, and shall also be
the_ personal obligation of the then Owner to pay such assessment,
which shall remain his personal obligation until such assessment
is paid. The assessment shall bear interest from the date due at
the rate of ten (108) percent per annum, and the Association may,
at any time thereafter bring an action to foreclose the lien
against the Dwelling Unit, together with or as an alternative to _
an action on the personal obligation against the Owner. In the
event a judgment is obtained, such judgment shall include interest
on the assessment as above provided and a reasonable attorney's
fee to be fixed by the Court, together with the costs of the
action.

for the assessments provided herein shall be subordinate to the
lien of any first mortgage placed upon TARPON BAY VILLAS or any
portion thereof subject to assessment. Sale or transfer of such
~ Property pursuant to a judgment of foreclosure, or a deed in lieu
of foreclosure, shall relieve such Property from assessments
previously levied, but shall not relieve such Property from.
liability for any assessments assessed after such acquisition of
title, nor from the lien of any such subsequent assessment.
