Property, said strip of land being. legally described in a letter agreeirent recorded in Official Iieoords Book 307, Page 2276, public records of Martin Cbunty, Florida; and, . WFffi~AS, sinail.taneously with the execution hereof , Owner has • executed an easement, hereinafter called "Easenent No. 1", a true copy of which is atta~dled hereto as F~dubit "A", granting Henry and his successors (Z~rpon Bay Villas Homeowners Association, Inc.) access for ingress and egress betw~n the paved Pruitt Pad and Mitd~ell Avenue through a portion of the lands over which Vimer Enterprises, Inc. had i agreed to convey a permanent easenait as aforementioned; and, ~ S, simultaneaLSly with the execution hereof , Owner has also executed another eaSei[lent, hereinafter called "Easement NO. 2", a true eq~y of which is attac~:ed hereto as Exhibit "B" , granting Henry and: ~ his successors access for ingress and egress between the paved Pruitt Ibad and Mitchell Avenue through the r~~;n~ng lands ovpx which Vimex Enterprises, Inc. had agreed to convey a perpetual easer~t as afore- mentiAned; and; - ~'AS, Owner is planning to construct certain improverents upon the above-described lant7s, wi~ich construction may require the utilization of the lands covered by Easc~~ent 1Jo. 2 as a drainage area; Henry adax~wledges the planned construction and is ~ willing to accept an alternate access easerent in place of Fssencnt No. ~ 2 aver a pawed roadway to be constructed by Owner over the above-dies- cribed lands; pr+wided that Henry shall. at all times have access across Owner's property for~the purpose of providing pedestrian and vehicular ingress and egress between the paved Pruitt load and Mitd~ell Avenue, j and the lands which are owned by Henry and the lands over which Henry owns any easanent or other right. - Prepared by: Sam Steger, Esquire ~ 301 E.
