Declaration of Condominium of Oceans Oceanfront Condominium II,
recorded in Official Record Book 327, pages 1684 et seq., Public
Records of St. Lucie Couunty, Florida (the "Declaration of Condo-
minium"), together with an undivided share in the Common Elements
appurtenant to such Unit and all other appurtenances to such Unit
as set forth in the Declaration of Condominium.

and the said Mortgagor does hereby fully warrnnt the title to said land, and will defend the same
~ against the lawful claims of all persons whomsoever.
~roiriDeD ulfutt~s, That i~ said Mortgagor shall pay to the said Mortgagee a certain
promissory note, a copy of which is on the reverse side hereof, and shall rjorm and comply with
each and every stipulation, agreement and covenant of said note and o~his mortgage, then this
mortgage and the estate hereby created shall 6e void, otherwise the same shall remain in full force
and virtue. And the said Mortgagor covenants to pay the interest and principal promptly when due;
to pay the taxes and assessments on said property; to carry insurance against fire on the building
on said land for not less then ; i Hsu rab 1 e va 1 ue and windstorm insurance in
amount of ; ~ i Hsu rab 1 e va 1 ue , appproved by the ~ortgagee, with standard mort-
gage losaclause payable to Mortgagee, the policy to be held by the Mortgagee, to keep the building
on said land in proper repair; and to waive the homestead_exemptton.
Should any of the above covenants be broken, then said note and all moneys secured hereby
~ shall without demand, if the Mortgagee so elects at once become due and payable and the mortgage
be foreclosed and all costs and expenses off collection of said moneys by foreclosure or otherwise,
including solicitor's fees shall be paid by the Mortgagor, and the same are hereby secured.
