enforcing Leader's remedies as provided in paragraph 18 hereof, including, but not limited to, reasonltbk attorney's feces; and
(d) Bow taken :uch action at Leatder may reasonably require to assure that the lien of this Mortgage, Lesdder's interest
in the Property and Bon~o~rer's obligation to pay tba sums sexureed by this Mortgage; shs11 oontintre unimpair+td. Upon such
payrrleret and cure by Bonnrveer, this Mortgage and the obligations secured 6errby shall remain in fup foroe and effect as if

20. Aadpsaneret etc Re~q A~olatsert at Reeelve~. As additional security hereunder, Borrower hereby assigns to
Lender the rent: of the Property, provided that Borrower shall. prior to aocele:ntion undkr paragraph 18 hete# or abandon-
ment of the Property, have the night to collect and retain such rents u they become due and payable. ;
Upon socekration under paragraph 18 heresof or abandonment of the Property, Lettder shall be exttitleed to have a
receiver appointed by a court to enter upon, take possession of and manage the Propexty and to collect the yenta of the
Property, including chase peat due. All rents oollextod by the rettiver sh:>I be applied first to payment of the costs of
management of the Property and collection of rents, including, but not limited to. receiver's feen. premiums on receiver's
bonds and reasonable attorney's fees. and then to the sums secured by this Mortgage. The receiver shall be liable to aa:ount
only for those rents actually rexeivesi.

Mortgage:, may make Future Advances to Borrower. Such Future Advances, with interest theroon. shall be secured by this

amount of the indebtedness secured by this Mortgage, not including sums advanoe~ in acxordanoe herewith to. protext the

22. Reelasse. Upm payment of all sums secured by this Mortgage, Leader shall release this Mortgage without charge
to Borrower. Borrower shall pay aU costs of recordation. if any.
Z3. Atteiney'a Fexs. As used in this Mortgage and in the Note, "attorney's fees" shall include attorney's foes, if any,
which may be awarded by an appellate court.
