(d) Borrower takes :uch action as Lender may reasonably r~oquire to assNre that the lien of this Mortpp, Lender's interest
in the Property and Borrower's obliption to pay the sums secured by this Mortpge shag continue unimpaired. Upon such
payment and cute by Borrower, thk Mortpp~ and the obliptions secured hereby shall remain in full force and effect as if
no accekration had occurred. '

Lender the renb of the Property. provided that Borrower shall. prior to aocekration under puagraph 18 hereof or abandon-
ment of the Property. have the right to collect and retain such rents a: they become due and payable.
Upon acceleration under paragraph 18 hereof or abandonment of the Property. Lender :troll be entitled to have a
roceiver appointed by a court to enter upon, fate possession of and manage the Property and to collect the renb of the
Property, including those past due. All rents collected by the receiver shall be applied first to payment of the costs of
management of the Property and collection of rents, including. but not limited to, receivers fees. premiums on receiver

bonds and reasottabk attorney's fees, and then to the sums secured by this Mortgage. 'ILe receiver shall be liable to aa.ount
only for those renb actually received.
21. Fire Advances. Upon request by Borrower. Lender. at Lender's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be secured by this
Mortpge when evidenced by promissory notes sating that said notes are secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in aooordance herewith to protect the
security of this Mortpp, exceed the original amount of the Note plus USS......---~~-~r.~~---'• • •
22. Rsiease. Upon payment of all sums secured by this Mortgage. Lender shall ukase this Mortgage without charge
to Borrower. Borrower shall pay aU cosh of recordation, if any.
23. Attonep'a Rea. Ace used in this Mortgage and in the Note. "attorney's foes" shall include attorney's fees, if any,
which may be awarded by an appellate court.
