defined. '
A. The sum of EIGHTEEN THOUSAND FIVE HUNDRED
SEVENTY and NO/100 ($18,575.00) DOLLARS is to be paid to WELCOME
HOMES CONSTRUCTION, INC., at the time of closing.
B. The balance of the sums due of THIRTY NINE
THOUSAND EIGHT HUNDRED AND NO/100 ($39,800.00) DOLLARS shall be
paid in cash within Eighteen months from the date hereof, which
payment may be made 'by the assumption of that certain Mortgage in
favor of FIRST FEDERAL SAVINGS AND LOAN ASSOCIATION OF LAKE WORTH
dated December 28, 1979 , and filed for record January 10. 1980
in O. R. Book 323 , Page 1714, of the Public Records of St. Lucie
County,~Florida, which the buyers agree to assume and pay. The
period of time within which the buyers must close this transaction
may be extended for an additional six month period at the option
the sellers, which extention must be in writing.
C. Buyers agree to pay the Seller monthly the
sum of $424.89, which sum represents the monthly payment of
principal and interest on the Mortgage in favor of FIRST FEDERAL
SAVINGS AND LOAN ASSOCIATION OF LAKE WORTH. This sum shall be pa
monthly the first day of each month for the duration of this
Agreement.
4. Buyers shall be entitled to possession of the
premises herein described upon the closing hereof, and during the
life of this Contract, Buyers shall maintain the property,
including improvements erected thereon, in a state of repair and _
condition that is good and proper. Seller shall have the right
to inspect the property at all reasonable times until the final
performance by the Buyers has been completed.
5. Buyers shall be obligated to pay and shall pay
before delinquency all taxes and assessments coming due on and
after the date of closing. In addition thereto, during the life
of this contract, Buyers shall insure and keep insured against
fire or other casualty all improvements now on the property and
improvements that may hereafter be built thereon in an amount not
