THIS WARRANTY DEBD, made and executed the 12th day o~ Mai ,].980,
by SAND DOLLAR VILLAS DEVBLOPt~NT CORPORATION, a Florida corporation, hereinafter called
Grantor, tot LAWRENCE B. PADLO and VICKI P. PADLO, his wife, and MICHABL J. CARABIO and
JEAN CARABIO, his wife,
whose post office address is: 1231 Manorwood Circle, Bloomfield Hills, Michigan 48013
hereinafter called Grantee. ~ q,~

WITNESSETH:
That the Grantor, for and in consideration of the sum of Ten Dollars (510.00) and
other good and valuable considerations to it in hand paid by the Grantee, the receipt
of which is hereby acknowledged, has granted, bargained, and sold to the Grantee and.-
the Grantee's heirs and assigns forever,.the following described real property, situate,
lying and being in St. Lucie County, Florida, to-wit:
A condominium parcel designated as Unit No. 722 of SAND DOLLAR VILLAS
CONDOMINIUM 8, according to the Declaration thereof, dated !larch 12, 1980,
and recorded March 20, 1980, in Official Record Book 327, page 2576, and
amendment thereto dated March 12, 1980, and recorded March 20, 1980, in
Official Record Book 327, page 2640, all in St. Luci@ County, Florida,
public records.
TOGETHER WITH all fixtures and appliances located therein, and
TOGETHER WITH all of its appurtenances according to said Declaration of
Condominium, including but not limited to an undivided 1/47 share in the
common elements thereof'snd together with all the tenements, hereditaments.
and appurtenances thereto belonging or in anywise appertaining.
This conveyance is made subject to the following:
1. Real estate taxes for the year 1980 and subsequent years, and applicable
zoning regulations and ordinances;
2. All of the terms, provisions, conditions, .rights, privileges, obligations,
easements and liens set forth and contained in the Declaration of Condominium
and all instruments therein referred to;
3. All of the covenants, conditions, restrictions and easements of record, if
any, which may now affect the aforedescribed property;
4. Perpetual easement for encroachments now existing or hereafter existing
caused bq the settlement of improvements or caused by minor inaccuracies
in building or rebuilding.

E AND the Grantor hereby covenants with said Grantee that it is lawfully seized of
said land in fee simple; that it has good right and lawful authority to sell pnd convey
~ said lead; that it hereby fully warrants the title to said land and will defend the same
~ against the lawful claims of all persons whomsoever; and that said land is free of all
encumbrances.
IN WITNESS WHBREOF, the Grantor has caused these presents to be executed in its
name by its proper officers thereunto duly authorized, the day and year first above
