MORTGAGE DEED
THIS INDENTURE, made this 1 day of February,
A.D. 1980 between OJAI RANCH & INVESTMENT COMPANY, INC., a
California corporation; OLIVER A. FOLCKE, an individual; SAM
PERICONE and MARY L. PERICONE, his wife, hereinafter collec-
tively referred to as_the_"Mortgagor", and E. C. & E. RANCHES,
a co-partnership consisting of EADINGTON FRUIT COMPANY, a
corporation, and PAUL F. EADINGTON, an individual; ROBERT J.
CANNON and BETTY B. CANNON, his wife; DONALD P. McDONNELL,
an individual; MARILYNN J. McDONNELL, an individual; MELVIN H.,
LOCRETT as Trustee of the MELVIN H. LOCKETT 1978 REVOCABLE
TRUST dated April 24, 1978; KENNETH E. WAGGENER and WINIFRED
WAGGENER, his wife, hereinafter collectively referred to as
the "Mortgagee".
WITNESSETH, that the said Mortgagor, in consideration
of the loan made to him by the Mortgagee, evidenced by the
