And the said Mortgagor does hereby fully warrant
the title to said land, and will defend the same against the
lawful claims of all persons whomsoever.
PROVIDED ALWAYS, that if said Mortgagor shall make
all payments required by the promissory note above mentioned,
and shall perform and comply with each and every covenant of
said note and mortgage, then this mortgage shall be null and
void, otherwise to remain in full force and effect. The
Mortgagor covenants to pay each and every installment of
principal and interest when due; to pay all taxes and
assessments levied on said mortgage property before they
become .delinquent; to permit no waste, impairment or dete-
rioration of the. mortgaged property; to keep the buildings
now or hereafter on the mortgaged property (and the personal
property, if included in this mortgage) insured a ainst loss
~ or damage by fire and such other hazzards as may b required
by Mortgagee in amount satisfactory to said Mortgage with .
standard loss payable to Mortgagee, said policy or pol~~cies
to be held by Mortgagee; and does hereby waive homestead\
exemption .
Should any of the above covenants be broken then
