13. Should the Mortgagor became iaaotvent or be placed in liquidation, or coffer or permit an in-
voluntary or voluntary petitlon is B~P~Y to be filed against him, or make an assignusent for the b~ne-
8t of his creditors, or should a reoetver or trustee be appointed for the premises hereby mortgaged,
then in snch event and upon the happening of either or any oaf such events, the Mortgagee may. at
its optlon, finmediately ~ thereafter dedar+e this mortgage and the indebtedness secured hereby due
and payable forthwith, and may at its option proceed M foreclose thin mortgage.
14. It is specifics~lly agt+eed that tune is the essence of this mortgage and that no waiver of any
covenant herein ~ of any obligation hereunder a of the obligatlon secured hereby shall at any time
be held to be a waiver a~f the tenons hereof ar of the instrument secured hereby.
The covenants herein contained shall bind, and the benefits and advantages shall inure to the respee-
tive heirs, a:ecutors, administrators, successors, and assigns of the parties hereto. Whenever used, the
singular number shall include the phu~al, the use of any gender shall include aD genders and the term
"Mortgagee' shall include any payee of the indebtedness hereby secured or any transferee d~eree£
whether by operation of law or otherwise.
