as per plat book 1, page 164 of St. Lucie County, Florida.
Also Lot 1 of the same plat, excepting however from Lot 1
that portion of the land lying to the East of the existing

across Lot 1. No riparian rights are included. Said
lands lying and being in St. Lucie County, Florida.
