Buyers shall be res- ponsible for the payment of the recording of this Agreement, appropriate Buyers closing fees, and title insurance. 13. The Sellers expressly agree that they will not transfer, assign or otherwise convey the real property described in this Installment Sale Contract to any third party and will indemnify Buyers from any and all damages incurred by Buyers for violation of this provision. In addition, the Sellers will in no manner cause any clouds of title to be placed upon the above described real property subsequent to the execution of this Installment Sale Contract, including but not limited to any mortgages, liens, judgments or other encumbrances. If it is ascertained that any clouds of title have occurred, the Sellers agree to indemnify and hold harmless the Buyers from any and all damages attorneys fees, including attorneys fees on appeal, and court costs incurred by Buyers for violation of these provisions. 14. Buyers acknowledge that .they are purchasing the above property in its "as is " condition and Seiiers ~kc no warranty or representation as to its physical condition_ i E 15. Sellers shall execute a Warranty Deed for the I f ~ conveyance of the property herein mentioned and deposit the same with HAROLD H. GOLDMAN, ESQUIRE, as escrow agent .for the same who shall hold and retain the same until this Contract is completed. Upon payment of all monies due hereunder the said escrow agent shall deliver the same to the Buyers or their nominees who shall be responsible for all recording fees and documentary stamps required for the recording of the same. 16.
