CONDOMINIUM SPECIAL WARRANTY DEED 3~ THIS INDENTURE, made this 31st day of March ~'y 1980, between RADNOR/OCEANA PARTNERSHIP, a partnership formed pursuant to the laws of the State of Florida (hereinafter referred to as "Grantor"), and Ronald David Marmer, a single person whose post office address is 412 Jade Cove Way, Seal Beach, Cal. 90740 (hereinafter referred to as "Grantee"). . , W I T N E S S E T H That the Grantor, for and in consideration of the sum of TEN DOLLARS ($10.00) and other good and valuable consideration to it in hand paid by the Grantee, the receipt of which is hereby acknow- ledged, has granted, bargained and sold to the Grantee, and the Grantee's heirs and assigns forever, the following described real property situated, lying and being in Hutchinson Island, Jensen Beach, St. Lucie County, Florida, to wit: UNIT 304 in Oceana Oceanfront Condominium II, according to the Declaration of Condominium of Oceana Oceanfront Condominium II, recorded in Official Record~Book 327 Pages 1684et seg., Public Records of St. Lucie County, Florida (the "Declaration of Condominium"), together with an undivided share in the Common Elements appurtenant to such Unit and all other appurtenances to such Unit as set forth in the Declaration of Condominium. Grantee, by acceptance hereof, and~by agreement with Grantor, hereby expressly assumes and agrees to be bound by and to comply with all of the covenants, terms, conditions and provisions set forth and contained in the Declaration of Condominium, including, but not limited to, the obligation to make payment of assessments for Common Expenses (as said term is defined in the Florida Condominium Act, Chapter 718 of the Florida Statutes) which may be levied against the above-described unit. This conveyance is made subject to the following: 1. Real Estate taxes for the year 1980, and subsequent years; 2.
