thereof recorded in Plat Book 12, page 48, 49A to 49G, public
records of St. Lucie County, Florida.
Subject to reservations, restrictions and easements of record.
Subject to that certain mortgage from Robert L. Phelps and Linda G.
Phelps to First Federal Savings and Loan Association of Ft. Pierce,
dated July 24, 1979 and recorded in O.R. Book 313, page 1865, St.
Lucie County, Florida records, in the principal sum of $38,000.00,
the unpaid balance of which the Grantees assume and agree to pay.
and Grantor covenants that the property is free of all encumbrances, that lawful seisin of and good
right to convey that property is vested in the Grantor, and that the Grantor hereby fully warrants the
title to said land and will defend the some against the lawful claims of all persons whomsoever.
