1. The lien of all taxes for the year 1979 and thereafter.
2. Bulkhead lines established by government authorities.
3. Riparian rights, littoral rights, or rights in submerged
lands.
4. Any and all rights of the United States of America and the
State of Florida in and to navigable waters or filled-in lands
formerly within navigable waters and any conditions contained
in any permits authorizing the filling in of such lands.
5. Right-of-way of State Road AlA as now laid out and in use.
6. Coastal construction setback lines as recorded in the
public records, St. Lucie County, Florida.
7. Covenants, conditions, restrictions and reservations between
Ocean Gardens, Inc., and Alison Mortgage Investment Trust recorded
in Official Record Book 221, Page 2689, of the public records,
St. Lucie County, Florida.
8. Grant of Easement as set forth in Official Record Book 252,
Page 2573, public records, St. Lucie County, Florida.
9. The rights, if any, of the public to use as a public beach
or recreation area any part of the land between the body of
water abutting the subject property and the natural line of
vegatation, bluff extreme high water line, or other apparent
boundary line separating the publicly used area and the upland
private area.
10. Chapter 159 of the Florida Statutes for any lien or matter
in favor of any city, town, village or port authority for unpaid
service charges or charges for service by any water, sewer or
gas company servicing the lands, herein, or charges and/or
assessments made by any city, town, village, municipality, or
port authority which attach to said lands.
11. Mortgage from Radnor/Oceana Partnership to Continental
Bank dated July 10, 1978 and recorded in Official Record Book
290, Page 618, of the public records, St. Lucie County, Florida.
12. All agreements, covenants, conditions, restrictions, reser~ta- ~
tions and easements of record, if any, which may now affect
the property described in Exhibit "A".
