pools, saunas, tennis courts and shuffleboard court. Said
residential unit property owners shall contribute a pro rata share
of the expenses of maintenance and repair of the recreational
facilities and beach access strips in order to exercise their rights
under this easement. Except for road access to Parcels 1 and 2, so
designated and described in Exhibit "A-13" attached hereto, via the
road access strips designated and described as Parcels 4, 5 and 6 in
Exhibit "A-13" attached hereto, this easement shall only include
access by foot; therefore, no vehicles of any type, including but
not limited to automobiles, trucks ~:.^.t:.r:,ycles, ,«otorui;~es uc
bicycles, shall be used in tree exercise of this easement, nor shall
any vehicles be permitted upon the property described in Exhibit
"A-1" in exercise of this easement, except for the road access
hereinabove provided.
An additional road access easement is hereby created in
favor of the property immediately to the North of and adjacent to
Parcel 4 described in Exhibit A-13 attached hereto and SAND DOLLAR
VILLAS CONDOMINIUM E, over and upon said Parcel 4 and the roadways
and parking areas of SANG DOLLAR VILLAS CONDOMINIUM E, thus .
providing ingress and egress to the following described parcel of
real property located in Sections 21 and 22, Township 36 South,
Range 41 East, St. Lucie County; Florida, to-wit:
A tract of land whose South line is 8546.20'
North of the South line of Section 27, Township
36 South, Range 41 East, and the North line is
9043.31' North of the South line of said
Section •27 and bounded on the West by the East
right-of-way line (boundary) for State Highway
A-1-A and on the East by the Atlantic Ocean,
located•in fractional Sections 21 and 22,
Township •36 South, Range 41 East, St. Lucie
• County, Florida.
l The Developer intends to construct a condominium upon
said lands, to be known as SAND DOLLAR NORTH,A CONDOMINIUM, and
~ this easement shall provide road access, i.e., ingress and egress,
to said Condominium.

(a) Apartment Building. The condominium includes
~ one apartment building. It consists of eight (8) floors and
contains apartments and common elements.
(b) Other Improvements. The condominium includes
grounds, landscaping, automobile parking areas, and other facilities
located substantially as shown upon the plans and which are part of
