I authorize him to make good and sufficient conveyances to any purchaser and to hold the proceeds of any sale for such use as he may deem best for the interest of my estate. I further hereby expressly confer upon him the authority and power to borrow money for the use of my said estate in any instance where he may think it necessary and proper, and to secure the same by mortgage, trust deed, or other form of security to or upon any part of my estate; this he may do without the order of any court. If my son fails to survive me or if he fails to qualify as Executor, I appoint my granddaughter, JACQUELINE CIIATTERTON, as Executrix of this my Last Will arld Testament with the same rights and privileges as my son would have had if he had survived me.
