THIS INDENTURE, made this ~ day of June, 1980, 1
between MELVIN F. SEMBLER, joined by his wife, BETTY F.
SEMBLER (as to an undivided 50$ interest), FRED A. BESHARA,
a single man (as to an undivided 33.5$ interest), ALBERT L.
DANGLER, joined by his wife, CHARLOTTE DANGLER (as to an
ii undivided 11.58 interest), and NICHOLAS MANOS, joined by his
~i wife, DOROTHY A. MANOS (as to an undivided,5.0$ interest),
Grantor, and MARTIN W. JUSTER (as to an undivided 30.588
interest), HOWARD JUSTER (as to an undivided 10.088 interest),
ANN JUSTER (as to an undivided 10.08$ interest), and GARY
JUSTER (as to an undivided 10.08$ interest), as tenants in
common, and THRU REALTY CO., a New York General Partnership
(as to an undivided 39.18$ interest), all the above tenants
in common c/o Thru Realty Co., 1304 Midland Avenue, Yonkers,
Westchester County, New York 10704, Grantee,
WITNESSETH: That said Grantor, for and in considera-
tion of the sum of Ten and no/100 ($10.00) Dollars and other
good and valuable considerations to said Grantor in hand
paid by said Grantee, the receipt whereof is hereby acknowledged,
has granted, bargained and sold to said Grantee, and Grantee's
heirs and assigns forever, the following described land,
situate, lying and being in St. Lucie County, Florida, to-
wit:
Land situate in Section 22, Township 35 South,
Range 40 East, St. Lucie County, Florida, more
particularly described in Exhibit A attached and
made a part hereof.
SUBJECT TO consolidated first mortgage lien in
favor of First Federal Savings and Loan Association
of the Palm Beaches. (Mortgage in the original
principal amount of $2,750,000.00 dated February 27,
1971, in favor of Fraser Mortgage Investments
recorded at OR Book 191, Page 109_, St. Lucie
County, Florida, Public Records, assigned to First
Federal Savings and Loan Association of the Palm
Beaches by instrument dated May 9, 1972, and
recorded at OR Book 202, Page 828, St. Lucie
_ County, Florida, Public Records; and Mortgage in
the original principal amount of $325,000.00 dated
f May 6, 1972, in favor of First Federal Savings and
Loan Association of the Palm Beaches, recorded at
OR Book 202, Page 829, St. Lucie County, Florida,
Public Records),_which aforesaid two mortgages
~ were consolidated and modified and extended into a ~t.-
t consolidated first mortgage lien in the original
modified amount of $3,075,000.00 recorded at OR
Book 202, Page 836, St. Lucie County, Florida,
Public Records. The outstanding principal balance
is $2,793,876.37.
SUBJECT TO Mortgage in favor of First Federal
~ Savings and Loan Association of the Palm Beaches
in the original principal amount of $135,000.00
dated February 7, 1973, and recorded in OR Book 211,
~ Page 2115, St. Lucie County, Florida, Public
Records. The outstanding principal balance is
