13. Should the Mortgagor become insolvent oz be placed in liquidation, or atlffer or permit an in-
vohmtary or voluntary petltion in Banknlptcy to be filed agafait him; or-make an assignment for the ben~-
fit of his creditors, or should a receiver ar trustee be appointed for the premises hereby mortgaged,
then in such event and upon the happening of either or any of such events, the Mortgagee may, at
its option, immediately or thereafter declare this mortgage and the indebtedness secured hereby due
and payable forthwith, and may at its option proceed to foreclose this mortgage.
14. It is spedfically agreed that time is the essence of this mortgage and that no waiver of any
