prior to entry of a judgment enforcing this Mortpge if: (a) Borrower pay: Lender all sums which would be then due under i
this Mortpp, the Note and notes t~ecuring Future Advances, if any, had rw aeaieration occurred; (b) 8or:ower cures
all breaches of any other covenant: or agreements of Borrower contained in this Mortgage; (c) Borrower pays all reasonable i
expetaa incurred by Leader in enforcing the eovenagts and agreemenu of Borrower contained in this Mortpge and in
enforcing Lenders ranedies as provided in paragraph 18 hereof. including. but not limited to, reasonable attorney's felt; and
(d) Borrower takes such action as Lender may reasonably require to assure that the lien of this Mortpge. Lender's interest ~
in tht Property and Borrower's obGption to pay the sums secured by this Mortpge shall continue uaimpair+ed. Upon such
payment and taro by Borrower, this Mortgage and the obliptioas secured hereby shall amain in fug force and effect as if
no acceleration had occurred.
2B. Asalgrrs~estt of Redq Appoirgseat of Receive'. As additional security herounder. Borrower hereby assigns to
Lender the vents of the Property, provided that Borrower shall, prior to_ acceleration under paragraph 18 hereof or abandon-
ment of the Property. have the right to collect and stain wch rants u they becoate due and payable. 1
Upon acceleration under paragraph 18 hereof or abandonment of the Property. Fender shall be entitled to have a
receiver appointed by a court to enter upon, take possession of and manage the Property and to collect the ants of the
Property, including those past due. All roots collected by the receive shall be applied first to payment of the casts of
manapment of the Property and collection of rents, including, but not limited to, recxiver's foes, premiums on receiver's
bonds sad reasonable attorney's fees. and then to the sums second by this Mortpge. 'I7re receiver shall be Gable to account
only for those rents actually received.
21. Fatnre Aitarseea. Upon request by Borrower. Lender, at Lender's option within twenty years from the date of this ~
Mortpge. may make Future Advances to Borrower. Such Future Advances, with iutenst thereon. shall be secured by this
Mortpge when evideoeed by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtedness second by this Mortpge, not including sums advanced in accordance herewith to protect the
security of this Mortgage, exceed the original amount of the Note plus USS..---------:--Z~rr--~Trr..
22. Relate. Upon payment of all sums sxured by the Mortgage. Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay all costs of recordatan. if any.
23. Attorsey's Rees. As used in this Mortgage and in the Note. "attorney's fees" shall include attorney's fees, if any,
which may be awarded by an appellate court. ;
