~ tive of the Estate of David H. Saunders, deceased.
hereinafter called the grantor, to
` - HOYT C. MURPHY
whose post office address is Post Office Box 998, Ft. Pierce, FL 33450
hereinafter called the grantee:
WITNESSETH: That the grantor, for and in consideration of
the sum of $10.00 and other valuable considerations, receipt whereof
is hereby acknowledged, hereby grants, bargains, sells, aliens, re-
mises, releases, conveys and confirms unto the grantee, all that
certain land situate in St. Lucie County, Florida, viz: j
Lots 5 and 6 Block 18, A. C. DITTMARS SUBDIVISION
of Blocks 15 and Block "O" of the Official Map of
Ft. Pierce, Florida as shown-on plat of said subdi-
vision filed in Plat Book 1, page 27 of the public ;
records of St. Lucie County, Florida, LESS AND EXCEPT
rights of way for U. S. I and Avenue C.

TOGETHER, with all the tenements, hereditaments and appur-
tenances thereto belonging or in anywise appertaining.
TO HAVE AND TO HOLD, the. same in fee simple forever.
AMID the grantor, in his individual capacity, hereby covenants with said
grantee that the grantor is lawfully seized of said land in fee simple; that the l
grantor has good right and lawful authority to sell and oanvey said land; that
the grantor hereby fully warrants the title to said land and will defend the
~ same against the lawful claims of all persons whensoever; and that said land is
~ free of all encts~ranoes, except ta~aes accruing subsequent to December 31, 1979.
IN WITNESS WHEREOF, the said grantor has executed this Deed
