To have and to hold said premises, with all the appurtenances thereunto belonging, unto the said grantee, its
successors and assigns forever. And the said grantors, for ehe ~ heirs and assigns, do hereby
covenant with the said grantee, its successors, and assigns that sshe ~ lawfully seized of the premises afore
said, and that said premises are free and clear from all incumbrances whatsoever.

successors and assigns, against the lawful claims of all persons wfiansoever.
Provided nevertheless, these are upon these conditions: The said grantors having this day executed and delivered
to the said grantee her certain Promissory note in the aforesaid sum. Now if the said grantor shall pay
a cause to be paid said promissory note and the interest thereon, resper-tively, when due, according to the tenor there-
of, and further agreed that at the option of the holder there shall be added to each monthly payment required by the
promissory rwte an amount estimated by the payee or holder of this mortgage to be sufficient to enable such payee or
~ holder to as t
pay hey become due, all taxes, assessments, and similar charges, and premiums for fire, lightning and
extended coverage insurance upon the premises pledged as security far this obligation. Any deficiency of such addi-
tional payments shall be forthw:ih deposited by the makers with the payee or holler of this mortgage upon demand of
such payee a holder. Then these presents shall be void, otherwise to be and remain in full force and virtue in law_
forever.
Upon request of Granter, Grantee may, at its sole option from time to lime before full payment of all indebtedness
secured hereby, make further advances to Grantor; provided, Iwwever, that the total principal secured
hereby and re-
maining unpaid, including any such advances, shall not at any time exceed the original principal sum secured hereby.
Grantor shall execute and deliver to Grantee a note evidencing each and every such further advance which Grantee may
make, such note to be payable on a before maturity of the indebtedness secured hereby and tD contain such teens as
Grantee shall require, Grantor shall pay all such father advances with interest and the saner, and each note eviderrc-
ing the same, shall be secured hereby. All provisions of this mortgage deed shall apply to each father advance as
well as to all other indebtedness secured hereby_ Nothing herein contained, however, shall limit the amount secured
by this mortgage deed if such amount is increased by advances made by Grantee, as herein elsewhere provided for ib
protect the security. The word "Grantor" as used in this paragraph, includes any successor in ownership of the
