STEFFENS, hereina ter ca the mortgagor, which term as used in every instance shall fo include the mortgagor's successors, legal representatives and assigns, either voluntary by act of the mortgagor or involuntary by operation of law, and shall denote the singular and/or plural, and the masculine and/or feminine, and natural and/or artificial persons, whenever and wherever the context so requires or admits, party of the first part; and FIRST FEDERAL SAVINGS AND LOAN ASSOCIATION OF FORT PIERCE, a corpora- tion organized and existing under the laws of the United States of America, hereinafter called the Association, which term as used in every instance shall include the Association's ` successors, legal representatives and assigns, party of the second part. W I T N E S SET H That for divers good and valuable consideration, and in consideration of the aggregate sum of money named in the promissory note of even date herewith, hereinafter described, •the mortgagor does grant, bargain, sell., alien, remise, release, convey and confirm unto the Association, in fee simple, the following described real estate, of which the mortgagor is now seized and possessed and in actual possession, situate in the County of St. Lucie, State of Florida, to wit: That part of Tract "A" in the subdivision of MELTON'S RIVERVIEW SUBDIVISION, as per plat thereof recorded in Plat Book 9, page 43, public records of St. Lucie County, Florida more particu- f larly described as follows: Start at the Northwest corner of ~ said Tract "A" and run North 90° East along the North property line of said Tract "A" a distance of 162 feet to the point of beginning; thence continue to run North 90° East a distance of 167.08 feet to the Westerly right of way of U.S. No. 1, as laid out and now in use; thence run Southeasterly along said right of way, being a curve of radius 3650.49 feet, a distance of 83 feet; thence run South 74°59'13" West a distance of-197.97 feet; thence run North 02°04'17" West a distance of 129.11 feet to the point of beginning, being Parcel 3 of an unrecorded survey of said Tract "A". Mortgagor covenants with mortgagee that the above described ~ real property is not now, nor has it ever been, the homestead of either mortgagor, neither of whom actually resides in ~ St. Lucie County, Florida.
