called the Grantor, to: HERBERT T. GREENWOOD and PATRICIA A. GREENWOOD, his wife,

hereinafter called the Grantee.
WITNESSETH:
That the Grantor, for and in consideration of the sum of TEN AND NO/100 DOLLARS
(610.00) and other good and valuable considerations to it in hand paid by the Grantee,
the receipt of which is hereby acknowledged, has granted, bargained, and sold to the
Grantee and the Grantee's heirs and assigns forever, the following described real
property situate, lying and being in St. Lucie County, Florida, to-wit:
A condominium parcel designated as Unit No. 614 of SAND DOLLAR
VILLAS CONDOMINIUM C, according to the Declaration thereof
_ recorded in .Official Records Book 332, page 1133, and amendment _
thereto recorded in Official Records Book 332, page 1432, all
in the Public Records of St. Lucie County, Florida. 12 i
TOGETHER with all fixtures and appliances located therein,
TOGETHER with all of its appurtenances according to said Declaration '=-r
of Condominium, including but not limited to wn undivided 1/47th ~ ~ ~ _

share in the cannon elements thereof and together with all the ~
tenements, hereditaments and appurtenances thereto belonging~or in -

This conveyance is made subject to the following: - '
1. Real Estate taxes for the year 1980 and subsequent years, and - r

~ 2. All of the terms, provisions, conditions, rights, privileges, i m '
obligations, easements and liens set forth and contained in
the Declaration of Condominium and all instruments therein . ~

3. All of the covenants, conditions, restrictions and easements of
record, if any, which may now affect the aforedescribed property; {
4. Perpetual easement for encroachments now existing or hereafter ~
existing caused by the settlement of improvements or caused by
minor inaccuracies in building or rebuilding. `
AND the Grantor hereby covenants with said Grantee that it is lawfully seized
` of said land in fee simple; that it has good right and lawful authority to sell and
convey said land; that it hereby fully warrants the title to said land and will defend
the same against-the lawful claims of all persons whomsoever; and that said land is
free of all encumbrances.
