prior to curry of a judgment enforcing this Mortgage if: (a) Borrower pay: Lender all sums which would be then due under
this Mortgage, the Note and notes securing Future Advances. if any. had no aoakration occurred: (b) Borrower cura
all braches of any other covenants or agreements of Borrower contained in this Mortgage; (c) Borrower gays all rc:souabk
expenses incurred by Lender in enforcing the covenagb and agreements of Borrower contaited is thk Mortgage and in
enforcing Lender's remedies as provided in paragraph 18 hereof. including, but not limited to, reasonable attorney's fees; and
(d) Borrowrer takes such action a: Fender may reasonably require to assure that the lien of this Mortggge, Lender's iaterat
in the Property and Borrowers obligation to pay the sums secured by thi: Mortgage shall ocarinas unimpaired. Upon such
payment and cure by Borrower, this Mortgage sad the obligatiotts secured hereby shag remain in full force and eQect as if
tw acceleration had ooctarod: -
2A. Aadpotent at ~Rertlr A~oiatnent of Reeelver. As additional security hereunder, Borrower hereby assigns to
Lender the rents of the Property. provided that Borrower shall. prior to aecekration unckr parsgraph 18 hereof or abandon-
ment of the Property. have the right to collect sad retain such vent: a: they become due and payable.
Upon accekration under paragraph 18 hereof or abandonment of the Property. Lender shag be entitled to have a
receiver appointed by Y ~•ourt to enter uRop, take possession of and manage the Property and to collect the rents of the
Property, including those..past due. All neat: collected by the receiver shall be applied first to payment of the costs of
management of the Property sad collection of rents, including, but not limited to, receiver's fees, premiums on receiver's
bonds and reasoaabk attorney's fees, and ttren to the sums secured by this Mortgage. The rooeiver :ball be liabk to account
only for those roots actually received.
21. F¦tare Aivaraces. Upon request by Borrower, Lender, at Lender's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be secured by this
Mortgage when evidenced by promasory notes stating that said notes are secured t,ereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage. not including sums advanced in aeoordanoe herewith to protect the
security of this Mortgage, exceed the original amount of the Note plus USt .
22. Release. Upon payment of all sums secured by this Mortgage, Leader shall release this Mortgage without charge
to Borrower. Borrower strap pay all coats of recordation. if say.
23. Aitor•ey's Fees. As uscd in this Mortgage and in the Note. "attorney's foes" shall include attorney's fees. if say,
which may be awarded by an appellate court.
