all breaches of say other ooveaanb or agreemenb of Borrower contained in this Mortgage; (c) Borrower pays all reasonable
expenses incurred by Leader it enforcing the oovenaRb and agreemenb of Borrower contained it this Mortgage and it
enforcing Lender's remedies as provided in paragraph 18 hereof. including, but not limited to. reasonabk attorney's fee; and
(d) Borrower takes such action as Leader may reasonabty require to aasun that the lien of this Mottpge, Lander': interest
in the Property sad Borrower's obligation to pay the sums secured by this Mortpge shall continue unimpaired. Upon such
payment and ctue by Borrower, this Mortgage and the obliptioas secured hereby shall remain it fuQ force and eQect as if
no acakratior had occurred.
20. Agent al Reattq Appoiatsertt of Reeeher. As additional security hereunder. Borrower hereby assigns to
Lender the nnb of the Property, provided that Borrower shall. prior to aooekration under paragrsph 18 hereof or abandon-
ment of the Property, have the right to collect and retain such rents u they bacorne dus sad payable.
Upon sooeleratior under paragraph 18 hereof or abandonment of the Property, Leader shall be entitled to have a
receiver appointed by a court to enter upon. take possession of and manage the Property and to collect the renb of the
Property, including those past due. All renb collected by the receiver shall be applied first to payment of the cash of
management of the Property sad collection of renb, including, but not limited to, receiver's fees, premiums on receiver's
bonds sad reasonable attoraey~ foes. and then to the sums secured by this Mortgage. The receiver shall be liable to account
only for those teab sctually raxived. -
21. Ftitare Airanets. Upon request by Borrower, Lender, at Lender's option within twenty years from the date of thb
Mortpge, may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be sxured by this
Mortpge when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in aeoordarce 6erewitb to protect the
security of this Mortgage, exceed the original amount of the Note plus USS.. -ssrrn-rrrrn-rtrr~~*rn~
22. Release. Upon payment of all sums secured by the Mortgsge. Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay aU cosh of recordation, if any.
23. Attorney's Fees. As used in this Mortgage and in the Note. "attorney's fees" shall include attorney's fees, if any,
which may be awarded by an appellate court.
