CONDOMINIUM WARRANTY DEED •
THIS WARRANTY DEED, made and executed the 27th day of June , 1980,
by SAND DOLLAR VILLAS DEVELOPMENT CORPORATION, a Florida corporation, hereinafter b0
called Grantor, to: ARBIDBLLA CLARK ~~9~
whose post office address is: 10415 Wuscarver Road, Cincinnati, Ohio 45241
hereinafter called Grantee.
WITNESSETH:
That the Grantor, for and in consideration of the sum of Ten Dollars (510.00)
and other good and valuable considerations to it in hand paid~by the Grantee, the
receipt of which is hereby acknowledged, has granted, bargained, and sold to the
Grantee and the Grantee's heirs and assigns forever, the following described real
property, situate, lying and being in St. Lucie County, Florida, to-wit;
A condominium parcel designated as Unit No. 112 of SAND DOLLAR VILLAS
CONDOMINIUM C, according to the Declaration thereof, recorded June 3,
1980, in Official Record Book 332, page 1133, public records of St. Lucie
County, Florida.
_ TOGETHER WITH all fixtures and applicances located therein, and
• TOGETHER WITH. all of its appurtenances according to said Declaration of
~ Condominium, including but not li '•ted to an undivided 1/47 share in the

common elements thereof and toge r with all the tenements, hereditaments
rn and appurtenances thereto belon ng or in anywise appertaining.
- r; This conveyance is made subject to the following:

~ 1. Real estate taxes for the year 1980 and subsequent years, and applicable

2. All of the terms, provisions, conditions, rights, privileges, obligations,
easements and liens set forth and contained in the Declaration of Condominium

3. All of the covenants, conditions, restrictions and easements of record, if

any, which may naw affect the aforedescribed property;

_ 4. Perpetual easement for encroachments now existing or hereafter existing
_..:i... -caused by the settlement of improvements or caused by minor inaccuracies
in building or rebuilding.
AND the Grantor hereby covenants with said Grantee that it is iawfully seized of
said land in fee simple; that it has good right and lawful authority to sell and convey
said land; that it hereby fully warrants the title to said land and will defend the same
against the lawful claims of all persons whomsoever; and that said land is free of all
encumbrances.
IN WITNESS WHEREOF, the Grantor has caused these presents to be executed in its
name by its proper officer thereunto duly authorized, the day-and year first above
written.
