CONDOMINIUM WARRANTY DEED 1
THIS WARRANTY DEED, made and executed the 30th day of June , 1980, by
by SANG DOLLAR VILLAS DEVELOPMBNT CORPORATION, a Florida corporation, hereinafter ~3~
called Grantor, tos JOS8P8 SOLQMON and ANNE SOLOMON, his wife
whose post office address is: 1600 N.E. Dixie Highway, River Club, No. 3-204,
Jensen Beacti, Fharida 33457
hereinafter called Grantee.

That the Grantor, for and in consideration of the sum of Ten Dollars (S10.00) and
other good and valuable considerations to it in hand paid by the Grantee, the receipt
of which is hereby acknowledged, has granted, bargained, and sold to~the Grantee and
the Grantee's heirs and assigns forever, the following described real property, situate,
lying and being in St. Lucie County, Florida, to-wit:
A condominium parcel designated as Unit No. 3 09 of SAND DOLLAR VILLAS
CONDOMINIUM D, according to the Declaration thereof, recorded June 4, 1980,
in Official Record Book 332, page 1436, .and AmendAent thereto, recorded
June 4, 1980, in Official Record Book 332, page 1501, all in St. Lucie
County, Florida, public records.
TOGETHER WITH all fixtures and appliances located therein, and -
~-o ~ TOGETHER WITH all of its appurtenances according to said Declaration of
c-~ ~ Condominium, including but not limited to an undivided 1/47 share in the
~ comoon elements thereof and together with all the tenements, hereditaments ~
i and appurtenances thereto belonging or in anywise appertaining.

1. Real estate taxes for the year 1980 and subsequent years, and applicable
zoning regulations and ordinances;
2. All of the terms, provisions, conditions, rights, privileges, obligations,
easements and liens set forth and contained in-the Declaration of Condominium
and all instruments therein referred to;

_ Z ~ 3. All of the covenants, conditions, restrictions and easements of record, if
any, which may now affect the aforedescribed property;
~ 4. Perpetual easement for encroachments noii existing or hereafter existing ~
caused by the settlement of improvements or caused by-minor inaccuracies -
in building. or rebuilding.
AND the Grantor hereby covenants with said Grantee that it is lawfully seized of
said land in fee simple; that~it has good right and lawful authority to sell 'and convey
said land; that it hereby fully warrants the title to said land and will defend the same
against the lawful claims of all-persons whoasoever; and that said land is free of all
encumbrances. -
IN WITNESS WHEREOF, the Grantor has caused these presents to be executed in its
name by its proper officer thereunto duly authorized, the day and year first above
written.
