prior to entry of a judgment enforcing this Mortpge it: (a) Borrower pay: Lender all sums which would be then due under

expense: incurred by Lender is eaiorcing the covenanu and agreements of Borrower contained in this Mortpge and in
enforcing Lender': remedies a: provided is paragraph I S hereof, including, but not limited to, reawnable attorney's fees; and
(d) Borrower takes such action a Leader may reasonably regain to assure that the lien of this Mortpge, Lender's interest
in the Property and Borrower': oblipdon to pay the sums secured by this Mortpge shall continue unimpaired. Upon such

20. Aadgru~est o[ ReMq A~ohtared of Recdver. As additional security hereunder, Borrower herby assigns to
Lender the rents of the Property, provided that Borrower shall. prior to sooekratioa under paragraph 18 hereof or abandon-
ment of the Property, have the right to collect sad retain such rents as they become due and payable.
Upon acceleration under paragraph 18 hereof or abaadoament of the Property, Leader shall be entitled to have a
receiver appointed by a court to eater upon, take .possession of sad manage the Property sad to collect the recta of the
Property, including those past due. All rents collected by the receiver shall be applied Srst to payment of the costa of
management of the Property and collection of rents. including, but not limited to. receiver's fees, premiums on receiver's
bead: and reasonable attorney': fees, sad then to the sums secured by this Mortpge. 'Ilse receiver shall be liable to account
only for those rents actually received.
- 21. Frrtrsre Aavaaca. Upon request by Borrower, Lender, at Lender's option within twenty years from the date of this
Mortpge, may make Future Advances to Borrower. Stich Future Advances. with interest thereon, shall be secured by this
Mortgage when evidenced by promissory antes stating that said notes are secured herby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in accordance herewith to protect the
security of this Mortpge, exceed the original amount of the Note plus USE. W/A.... .
22. Release. Upon payment of all sums secured by thu Mortgage, Leader shall release this~Mortpge without charge
to Borrower. Borrower shall pay all costs of ncordatioa, if say.
23. Attorsiey's Fee. As used in this Mortgage and in the Note, "attorney's fees" shall include attorney's fees, if any,
which may be awarded by as appellate court.
