(d) Borrower takes such action ss Lender may reasonably require to assure that the lien of this Mottpge. Fender's intuest
in the Property and Homowu's obliption to pay the sums secured by this Mortpge shall continue unimpaired. Upon arch
payment and can by Borrower, this Mortpge and the obiiptions secured herby :hall remain in full fora aced effect as if
no aooekration had occurred.

tender the rents of the Property. provided that Borrower shall, prior to aoakrstan under paragraph 18 hero[ or abandon-

Upon accekration under paragraph 18 hereof or abandonment of the Property. Irerlder shall be entitkd to bare a
receiver appointed by a court to cola upon, take ponaaion of and manage the Property and to collect the reab of the
Property, including those past due. All real: collected by the receiver shall be applied first to payment of the costs of
management of the Property and a,Uection of Hots, including. but not limited to, rooeiver's fees. premiums on receivu's
bonds sad ressonable attorney's foes, and then to the sums secured by this Mortgage. 'Ibe receiver shall be Babb to account
only for those rents actually received.

Mortgllge, may make Future Advances to Borrowu. Such Future Advances, with interest thereon, :hall be secured by this
Mortpge when evideaoed by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in accordance herewith tD protect the
