St. Lucie County, Florida, as per Plat on file in Plat Book 11,-Pages 27A, 27B, 27C,
27D of the Public Records of St. Lucie County, Florida.
AND the grantor hereby covenants with said grantee that the grantor is lawfully seized of
said land .in fee simple; that the grantor has good right and"lawful authority to sell
and convey said land, that the grantor hereby fully warrants the title to said land and
will defend the same against the lawful claims of all persons whomsoever; and that said-
land is free of all encumbrances, except taxes accruing. subsequent to November, 1980.
Subject to oil, gas and mineral lease recorded in Deed Book 186, at page 49 of the public _
records of St. Lucie County, Florida. But in the event that oil or other minerals are
ever found under aforesaid property, all royalties will belong to the Lake Indrio
Corporation, a Florida Corporation. Subject also to restrictions, easements, covenants
and reservations of record.
BEING the same premises conveyed to the Grantors on June 15, 1962, and recorded in
ST. Lucie County, Florida Deed Book 40 at page 185.
