If any payment provided for in a note secured by this Mortgage is not paid when such payment becomes due, or if any agreement in this ~ Mortgage is breached, the unpaid balances of all indebtedness secured by this Mortgage shalt become immediately due at the option of the Creditor, less only wch credits and refunds as may then be due Customer-Debtor(s), and the Creditor may foreclose this Mortgage k in the manner provided by law, and have the mortgaged property sold to satisfy or apply on the indebtedness hereby secured. 5. The rents and profits of the described real estate are also hereby mortgaged, and if proceedings to foreclose this Mortgage shall be instituted, the court having jurisdiction thereof may appoint a receiver of the mortgaged property, and apply those rents and profits to the indebtedness hereby secured, regardless of the solvency of the Customer-Debtor(s) or the- adaquaey of the security. 6. Any default in the payment of a lien or mortgage to which this Mortgage may bt subject shall be, at Creditoi s option, for all purposes considered a default hereunder. - - 7.
