this Mortpge, the Note and notes securing Futuro Advances, if any. had to acceleration occurred; (b) Borrower curse
all broscha of any other covenants or agreements of Borrower contained iR this Mortpge; (c) Borrower pay: all reasonable
expenses incurred by Lender in enforcing the covenanu and agreements of Borrower contained in this Mortpge and in
enforcing Lender's remedies ss provided in paragraph 18 hereof. including. but no_
t limited to. reasonabk attorney's toes: and
(d) Borrower takes such action as Lender may reasonably require to assuro that flee lien of this Mortpge, Lender's interest
in the Property and Borrower's obliption to pay the wms secured by this Monpge shall continue unimpaired. Upon such
payment and cure by Borrower, this Mortpge and the obliptiotls secured hereby :hall remain in full force and effect as it
no acceleration had occurred.
20. ArigruaeN of RtMi" A~oitMtsieN of Reeeirer. As additional security hereunder. Borrower hereby assigns to
Lender the toots of the Property. provided that Borrower shall, prior to sccekration under paragraph 18 hereof or abandon-
ment of the Property. have the right to collect and retain such rents ss they become due and payable.
Upon accekntion under paragraph 18 hereof or abandonment of the PropeAy. Lender :baU be entitled to have a
receiver appointed by a court to enter upon, take possession of and manage the Property and to collect the renp of the
Psuperty. including those past due. All rents collected by the receiver shall be applied tint to payment of the costs of
management of the Properly and collection of rents, including, but not limited to. receiver's fees, premiums on receiver's
bonds and roasonsbk attorney's fees. and then to the sums secured by this Mortpge. The receiver :hall be liable to account
only for those rent: actually received.
21. Fsitttre Aivanees. Upon request by Borrower. Lender. at Lender's option within twenty years from the date of the
Monpge, may make Future Advances to Borrower. Such Future Advances, with interest thereon. shall be secured by this
Mortpge when evidenced by promissory notes stating that said notes are secured hereby. At rte time shall the principal
amount of the indebtedness secured by this Mortpge. not including sums advanced in aooordaace herewith to protect the
security of this Mortgage, exceed the origins! amount of the Note plus USS4•~•s50A~Q0
22. Releare. Upon payment of all sums secured by this Mortgsge. Lender shall rolease this Moctpge without sharp
to Borrower. Borrower shall pay all costs of rocordatan, if any.
. 23. Attorsey's Fees. As used in this Mortgage and in the Note. "attorney's fees" shall include attorney's fees. if say,
which may be awarded by an appellate court.
