A PREPAYMENT PENALTY WILL NOT BE ASSESSED IF THE LOAN IS PREPAID
and shall promptly perform. comply with, and abide by each and every the stipulations. agreements, conditions. and
4 covenants of said promissory note and of this deed. then the estate hereby created shall cease and be null and void.
AND the Mortgagor does hereby covenant and agree:
1. To pay all and singular the principal and interest and other wms of money payable by virtue of said promissory no» and this mortgage, or either,
promptly on the days rcspecsively, the same swcrally tome due.
2. To pay all and singular she taxes, assessments, levies, liabilities, obligations and incumbances of every nature on said desnibed property eadt and
every when due and. payable xcording to law, before they become delinquent, and if the same shall not be promptly paid the Morlgagee may st any time -
either before or after delinquency pay the same without waiving w affecting the option to foreclose, or any right hereunder, and every payment so made
shall bear imerest from the date thereof at the same rate as the mortgage note, payable semi-annwlly.
3. In order to provide for the payment of faxes, assessments, insurance premiums, and other annwl charges upon the properly securing this indebt-
edness, 1 promise to pay monthly to the mortgagee, in addition- to the above payments, a sum estimated to be equivalent to 1 / 12th of such items, which
payment may be held by the morlgagee and commingled with other funds a its awn funds without interest for the payment of such items. If the smouret
esKmated to be sufficient to pay said items is not sufficient, I promise to pay the difference upon demand. The provisions of this paragraph are solely for
the added protection of the mortgagee and entail no responsibility on the mortgagee's part beyond the allowance of due credit, without interest, for sums
actwlly received by it. Upon the occurrersce of s default under this mortgage, the mortgagee may apply all a any pan of the accumulated funds then held,
upon any obligation securtd hereby.
To keep the buildings and all equipment and personal properly now or ncrcafter on said premises, covered by this morlgage, insured in a wm at
least equal to the unpaid balance of this mortgage, including both fire and extended coverage inwrsnce, provided, howevd, that wd? inwrsnce be in
amount wfficient to comply with any co-inwrsnce requirements (OVerirrg same under the laws of tl,e State of Fbrida, and provided further that the policy
or policies shall be written in a company or companies and through an agency satisfactory to the Mortgages and that said policy-or polices shall be held
by the Mortgagee and shall bear a standard New York Mortgagee Clause without contribuYrors, making the toss under said policies payable to the Morgagee
as its interest may appear; and in the event any wm of money becanes payable under any such policy o? policies, the Mortgages shall have the option b
