PROVIDED ALWAYS, TMt if said Mortgagor(s1, their airs, legal representatives or signs, shall i
pay to tM said Mortgagee, its legal representatives or assigns, tM unpaid balance of tM Total of Payments of a Home improvement ~
Contract of even date between Mortgagor as Customer andV inylgralri Industries ~ Contractor (said Contract being
incorporated herein by this reference as specifically as if set forth in detail) for the time sale of home improvements to Customer as more j
particularly set forth in wch Contract, and shall perform and comply with each and every stipulation, agreement and covenant of said
Contract and of this Mortgage, then this Mortgage and the estate hereby created shall be void, otMrwise the same shall remain in full _ +
force and virtue. And the said Mortgagor covenants to pay the Contract installments promptly when due; to pay all taxes and assessments s
on said property; to carry inwrance on the building on said land in tM amount of this Mortgage, approved by the Mortgagee, with
standard Mortgage loss clause payable to Mortgagee, its wccessors or assigns, and to keep the building on said land in proper repair and
tenantable conditan. i
Should any of tM above covenants be broken, then said Home Improvement Contract and all moneys secured hereby shall, without
demand, if tM Mortgagee, its legal representatives or assigns, so elect, at once become due and payable, and the mortgage be foreclosed,
and all costs and expenses of collection of said moneys with or without wit including a reasonable fee for the Mortgagee attorney, shall
be paid by tM Mortgagor, and the same are hereby secured.
PAYMENT OF THiS NOTE OR MORTGAGE IS SUBJECT TO THE TERMS OF A HOME tMPROVEMENT.CONTRACT OF EVEN. .
DATE BETWEEN THE MAKER AND PAYEE OR THE MORTGAGOR AND MORTGAGEE.
