other sums, with interest thereon, advanced in accordance herewith to protect the security of this Mortgage, and the
performance of the covenants and agreements of Borrower herein contained, and (b) the repayment of any future advances,
with interest thereon, made to Borrower by Lender pursuant to paragraph 21 hereof (herein "Future Advances"), Bonrower

East, lying East of the East right-of-way line of FEC Railway; bound on
the East by the Indian River, on the South by a line located as follows:

said Section 404.15 feet to a point; thence through a deflection to the
right of 90 deg run Northerly 1093.87 feet to a concrete monument si~-
uated in the East right-of-way line of said FEC Railway, and being the
point of beginning of the described line; thence through a deflection to
the right of~90 deg. run East 418.06 feet to a concrete monument on the
West right-of-way line of South Indian River Drive, thence continue East
122.47 feet, more or less, to the waters of the Indian River and the end ,
of the described line; and bound on the North a line located as follows:
Beginning at the SE corner of said Section 15 run West on the South line
- of said section 443.30 feet to a point; thence through a deflection to
the right of 90 deg. run Northerly 1242.53 feet to a concrete monument ,

of the Indian River and the end of the described line..-
By agreement of Mortgaor and Mortgagee on file with

existing indebtedness, but also ADVANCES to be HERE-
AFTER made by Mortgagee to Mortgagor the aggregate
of which will equal the principal amount specified in
the promissory note secured hereby.

TOGF.T'HERwith all the improvements now or hereafter erected on the property, and all easements, rights, appurtenances,

the property covered by this Mortgage; and all of the foregoing, together with said property (or the leasehold estate if this
Mortgage is on a leasehold) are herein referred to as the "Property."
Borrower covenants that Borrower is lawfully seized of the estate hereby conveyed and has the right to mortgage, grant and
convey the Property, that the Property is unencumbered, and that Borrower will warrant and defend generally the title to the

exceptions to coverage in any title insurance policy insuring Lender's interest in the Property.
