HomeMy WebLinkAbout0644 f • f 1 structures built of improper. or unsuitable materials; to obtain harmonious color schemes; to insure the highest and best development of said property; to encourage and secure the erection of attractive homes thereon, with appropriate locations thereof on building sites; to prevent haphazard and inharmonious improvement acf building sites; to secure and maintain proper setbacks from streets; and adequate free ~ ~ spaces between structures; and in general to provide adequately j for a high type and quality of improvement in said property, ? and thereby to enhance the values of investments made by purchasers of building sites therein. • 1. Only one (1) single family dwelling or residence shall be placed on each lot. 2. The minimum size house shall have eighteen hundred (1800) square feet of air-conditioned living area exclusive of porches and breezeways on Lots 425 - 480. The minimum size house shall have fifteen hundred (1500) square feet of air- conditioned living area exclusive of porches and breezeways on Lots 481 - 557. 3. The set-back for all structures of any kind shall conform to the various governmental agency regulations of St. Lucie County for front, side and rear lot lines. 4. No noxious or offensive activities shall be carried s on upon any lot, nor shall anything be done on it that may be or become an annoyance or nuisance to the neighborhood. l Home occupations shall be limited to those activities approved by various governmental regulations under the zoning regula- tions in St. Lucie County. S. Lots must be kept clean and free of unsightly refuse or structures and shall not be used or maintained as a dumping ground or storage area for rubbish, trash, garbage, loose articles; or 'vehicles which bear no current license plates or current state inspection sticker. All incinerators or other equipment for the storage or disposal of such material shall be kept in a clean and sanitary condition. 6. Property herein described shall be restricted to residential uses. In the event animals are kept, they shall i be limited to dogs, cats, or other household pets. No commer- cial pet activity will be allowed. Dogs within the subdivision [ shall be within an enclosed area or on a leash at all times. 3 7. Fences shall be constructed of new and permanent materials consisting of wood, metal, or chain link.. Posts shall ' be of uniform size, height and materials; The height of any fence, screen or hedge shall not exceed fix ~6~ feet. No permanent clothes lines will be allowed within the subdivision.. 8. The installation or erection of any sign, other than "For Sale" signs, "residence of" type signs, or name s~~ns ° is prohibited. "For Sale" signs shall not exceed 18 inches by ~ 24 inches in size and "residence of" or name signs shall be no larger than two (2)-square feet.. Limit. one (1) sign per lot. 9. Each building site shall have a driveway, constructed of concrete or asphalt, extending from the paved road to the residence building over a culvert, if required, which shall be installed according to Sty Lucie County requirements to provide proper drainage.
