~ THIS INDENTURE, made this 1st day of August ,1980 , by and
between Double M. Cranberry Co., Inc., a Massachusetts Corporation havings its
! principal place of business at West Wareham, Massachusetts

called first party, whether one or more, and The Federal Land Bank of Columbia, of Columbia, S. C., a
~ corporation organized, chartered and existing pursuant to the laws of the United States of America,
hereinafter called second party, WITNESSETH, that,
WIiEREAS, first party is indebted to second party in the principal sum of Two Hundred Five
Thousand and No/100----------------------Dollars (=205,000.00---- as evidenced by a certain

promissory note, of even date herewith, payable to the order of second party in Thirty (30)
~ successive annual installments of principal, the first installment of principal beirtg
due and payable on the 1st day of January ~ , 19 82, with
j interest from date of said note payable as and at file rate(s) provided in said note, all of which and such
~ other terms, conditions, and agreements as are contained in said note will more fully appear by reference
i thereto, which note is made a part of this mortgage to the same extent as if it were set out in extenso
herein.
1 This mortgage secures (1) the promissory note above recited; (2) all future advantxs as hereinafter provided for, flat
subsequently m.y be made to fast poly (or to any one or more of the polies designated herein as fast poly with the
ii written consent of the remainder of said polies) by second poly; (3) all other indebudness of fiat poly, (or one or more of
them), to second poly now due or to become due under the terms of this inswment, the above recited note, any future
j) advance note, or other evidence of indebtedness secured hereby and all renewals, reamortiutiorts, extensions, deferments or
other rearrangements of any indebtedness secured hereby, together with interest thereon as provided for.
NOW, KNOW ALL MEN, that first party, in consideration of the debt as evidenced by above described note, and for
better securing the payment thereof to second poly, according to the terms of said note, and the performance of the
~ conditions and covenants herein contained and to secure any other indebtedness of fast party to second putt' as
contemplated under the terms hereof and also in consideration of the sum of One Dollar to fast putt' in hand paid by second
poly, recxipt whereof is hereby acknowledged, ha: granted, bugained, sold and released, in fee simple, and by these presents
does grant, bugain, sell and release, in fee simple, unto second poly, its successors and assigns, the following described lands,
including but not limited to, all trees, timber, shrubbery, fixtures and improvements now and hereafter thereon:
I! All that part of the East one-half of Section 14, Township 34 South, Range 37 East,
lying North of the Sunshine State Parkway; said land lying and being in St. Lucie County
~ Florida, and containing 116.39 acres more or less, TOGETHER with anon-exclusive Ease-
f j ment for ingress and egress purposes over those certain Easements recorded in Official
Record Book 203, page 2539; and Official Record Book 39, Page 339; and Official Record
! Book 64, Page 71; and Official Record Book 312, Page 985, all public records of St.
j Lucie County, Florida, AND TOGETHER WITH anon-exclusive Easement for ingress and egress
'i over the East SO feet of the South 1,000 feet of Section 12, and TOGETHER WITH anon-
exclusive Easement for ingress and egress for road, and for drainage and irrigation and
the use of the ditch and dike over the South 80 feet of Section 12, and TOGETHER WITH
anon-exclusive Easement of ingress and egress for use of the road, and for drainage
and irrigation and the useof the ditch and dike along the South 40 feet of the East
One-Half of Section 11; all in Township 34 South, Range 37 East, and TOGETHER WITH a
~ I non-exclusive right to drain water from the above property into the ditch lying adjacent
to and south of the Sunshine Parkway, known as Turnpike, as shown on that certain Deed
~ recorded in Official Record Book 193, Page 1279, public records of St. Lucie County,
