20. AidgnareM of Rerttr, Appoistasent of Receiver. As additional security hereunder, Borrower hereby assigns to
Lender the rents of the Property. provided that Bo[rower shall, prior to acoekration unckr pusgraph 18 het+eof or abandon-
ment of the Property, have the right to collect and retain such ants a: they become due and payable.
Upon acceleration under paragraph 18 heroof or abandonment of the Property. Lender shall be entitled to have a
receiver appointed by a court to enter upon, take poastasion of and manage the Property and to collect the Went: of the
Property, including those past due. Atl rents collected by the receiver shall be applied first to payment of the costs of
management of the Property and collection of rents; including, but not limited to. tecxiver's feat, premiums on receiver's
bonds and reasonable attorney's fees. and then to the sums secured by this Mortpge. The receiver shall be liable to account
only for those rents actually received. j
2l. Frsture Advtusna. Upon roquest by Borrower, Lender, at Lender's option within twenty years from the date of the '
Aortgage, may make Future Advances to Borrower. Such Future Advanoat. with interest thereon, shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes arc secured hereby. At no lima shall the principal

?3. Rekaae. Upgn payment of all sums secured by this Mortgage. Leader shall rekate this Mortgage without charge

23. Attoroey's Fees. As used in this Mortgage and in the Note. "attorney's foal" shall include attorney's fees, if gay,
which may be awsrded by an appellate court.
