Leader the rents o[ the Property, provided that Borrower shall, prior to acceleration under paragraph 18 hereof or abandon- i
ment of the Property. have the tight to collect and retain such rents s: they become due and payable.
Upon acoekratioa under paragraph 18 hereof or abandonment of the Property. i.ertder shall be entitled to have a
receiver appointed by a couri to enter upon, take possession of and manage the Property gad to collect the rents of the
Property, including those put due. All rents collected by the receiver shall be applied first to payment of the costs of 1
management of the. Property and vollection of rents, including, but not limited to, receivers foes, premiums on receiver's 1
bonds and reasonable attorney's fees. and then to the sums secured by this Mortgage. •I1te receiver shall be liable to account
only for those teats actually received. ~
21. Fs+tare Advsrrces. Upoo request by Borrower. Lender, at Lender's option within twenty years from the date of this
Mortpge, may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be secured by this '
Mortgage when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the priacipal•
amount of the indebtedness secured by this Mortgage, not including sums advanced in aceordaace herewith to protect the ~
security of this Mortgage. exceed the original amount of the Note plus USS"-'°. 1
22. Release. Upgrt payment of all sums secured by this Mortgage. Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay all coats of recordation. if gay.
23. Attorsey's )Fees. As used in this Mortgage and in the Nute. "attorney's fees" shall include attorney's fees, if any,
which may bt: awudod by an appellate court.
