annual budget and report shall be rendered yearly to the Board of
Directors not later than April 1 of each year. Agent shall further
furnish a copy of such budget and report to each unit owner not
later than April 1 of each year.
I. Cooperation with Auditors. Agent shall at all times
cooperate with auditors and certified public accountants employed
by the Board and shall assist such auditors and certified gublic~
accountants by rendering all information necessary required for
the preparation of tax returns and all other infonaation as may be
required by such persons in connection with any audits pertaining
to the management and operation of the Association.
J. Mortgages, Taxes, Other Expenses. To the extent directed
by the Board, Agent shall service all loans and mortgages on the pro-
perty and pay all applicable real estate and personal property taxes,
licenses and fees. Agent shall also see to and procure all licenses
and permits as may be required in connection with the ownership and
operation of the Association.
K. First Year's Expenses. Agent shall pay expenses of
the Association for the first year of operation dated from the sale
of the first unit in the condominium complex.
L. Inspection. Agent shall inspect buildings and other
common elements and all structures at least quarterly and make a
report quarterly to the Board with reference to the condition of
such buildings, structures and common elements and to make recommen-
dations to the Board with respect to maintenance, renovation or

repair of such structure, buildings and common elements.
M. Supervision of Employees. Agent shall maintain close
supervision over employees of the Association in order that the
grounds, common elements and structures are properly maintained in
accordance with the provisions of this agreement.
N. Care of Lawns and Shrubbery. Agent shall supervise
the care of lawns and shrubbery in order that the grounds and common
