Should any assessment remain unpaid for sixty (60) days after due notice of the same, then the Board of Directors or the treasurer of the association may send notice of the default of such delinquent owner(s) by certified mail, return receipt requested, to the last address furnished by such owner(s) to the association. If the default continues for an additional thirty (30) days after such notice, then the Board of Directors shall, without further notice or demand, take such action as it deems necessary to collect the amount so due. As is provided in paragraph XI, any such unpaid assessments or common expen- ses, together with attorneys' fees and other costs necessarily incurred in the collection of the same, shall be secured by a lien against the condominium parcel against which it is made upon its recording in the Public Records in St. Lucie County, Florida. XVIII. The Association The operation and management of the condominium shall be by INDIAN PINES VILLAGE OONDOMINIUM ASSOCIATION, INC., a corporation not for profit, which shall perform its functions pursuant to the following provisions: Section 1 -Power and Authority of the Association The association shall have all of the powers that are spe- j cified elsewhere in .this Declaration of .Condominium, the By-Laws of I the corporation and the Articles of Incorporation. In addition, the association shall have all of the powers and authorities conferred by the Condominium Act of the State of Florida. Section 2 -Duties-of the Association The association shall perform all of the duties and shall have all of the responsibilities as are elsewhere specified in this Declaration of Condominium, the Articles of Incorporation, the By-Laws and under the Condominium Act of the State of Florida. Section 3 - Compliance The association shall at all times comply with all of the provisions elsewhere contained in this Declaration of Condominium, the Articles of Incorporation, the By-Laws- of the association and the laws of the State of Florida. -11- anoK PaGE i - z _ - Y
