NITNESSETH, That the said Mbrtgagor s, for and in consideration of twenty-five thousand

in and paid by said Mortgagee, and other good and reliable
consideration, the receipt whereof is hereby acknowledged, being the principal
sum of a certain promissory note of even date herewith in the sum of fifty-six thousand
five hundred two doliars $ 00/100 ..•(=56502.00)....... ,which includes interest at an annual
percentage rate of17.45 payable in 12o consecutive Rnnthly installments of four hundred
seventy dollars $ 85/100...(;470.85).......... each, granted, bargained and sold to the said
Mortgagee ,its heirs and assigns forever, the following described land, situate,
lying and being in tae County of St. Lucie State of Fiorida t0-wit:
That certain Condominium parcel unit No. 803, Model No. B,
HUPCEiINSON ISLAND CLUB, a condominium, according to all the terms,
conditions, restrictions, easements, reservations and all
• other provisions of the Declaration of Condominium thereof, as
recorded in O.R. Book 254, beginning on Page 2128, together with
• all exhibits and attachments thereto, and any subsequent amend-
ments thereto, all of ltt the Public Records of St. Lucie County,
Florida, together with an undivided share in the common elements
appurtenant thereto and including all appurtenances included with
the condominium described above.

and the said Mortgagors do hereby fully warrant the title to said land, and will
defend the same against the lawful claims of all persons whomsoever.
PROVIDED ALWAYS, That if said Mortgagor s, their heirs, legal represents-
tives, or assigns shall:
~ 1. Make all payments required by the note and this mortgage promptly
~ when• due.
2. Pay all taxes, assessments, liens and encumbrances on that property
I promptly when due. If they are not promptly paid, the Mortgagee may
I pay them without waiving the option to foreclose, and such payments,
with interest thereon from the date of payment at the same annual
-percentage rate as specified in the note, shall also be secured by
this mortgage.
3. Keep all buildings now or hereafter on that land insured against
damage by fire, windstorm and lightning in the sum secured by this
mortgage by an insurer satisfactory to the Mortgagee ,the insurance
policy to be held by and payable to the Mortgagee If the Mortgagor
shall not do so, the Mortgagee may do so without waiving the option
to foreclose, and the cost thereof, with interest thereon from the
date of payment at the same annual percentage rate as specified .in
the note, shall also be secured by this mortgage. If any sum becomes
payable under such policy, the Mortgagee may apply it to the indebt-
~ edness secured by this mortgage, or may permit the Mortgagors to use
it for other purposes, without impairing the lien of this mortgage.
4. Commit, permit, or suffer no waste, impairment, or deterioration of
the mortgaged property.
