MORTGAGE and SECURITY AGREEMENT

THIS MORTGAGE, executed this 4th day of September,
1980 by ST. LUCIE COUNTY INDUSTRIAL DE~PMENT CORPORATION,
INC., a corporation not for profit organized under the laws
of the State of Florida, hereinafter called the mortgagor,
which term as used in every instance shall include the mortgagor's
successors, legal representatives and assigns, either voluntary
by act of the mortgagor or involuntary by operation of law,
and shall denote the singular and/or plural, and the masculine i
and/or feminine, and natural and/or artificial persons, whenever
and wherever the context so requires or.admits, party of
the first part; and TREASURE COAST SERVICE CORPORATION, a
corporation organized and existing under the laws of the State
of Florida, whose address is P. O~. Box 249, Fort Pierce,
FL 33450, herein called the mortgagee, which term as used
in every instance shall include the mortgagee's successors,
-legal-representatives and assigns, party of the second part. {

That for divers good and valuable consideration, and
in es~nsideration of the aggregate sum of money named in the
promissory note of even date herewith, hereinafter described,
the mortgagor does grant, bargain, sell, alien, remise,. release,
convey and confirm unto the mortgagee, in fee simple, the
following described real estate; of which the mortgagor is
now seized and possessed and in actual possession, situate
in the County of St. Lucie, State of Florida, to wit: ,
All that tract or parcel of land lying and being in
_ Section 15, Township 36 South, Range 39 East, more
particularly described as follows:
- All of said Section 15 lying Southeast of the Southeast
right of way line of the Florida East Coast Railroad
right of way, LESS-AND EXCEPT the West 1/2 of the
- SW 1/4 of the SW 1/4 and the right of. way of Florida
Power & Light Co. Comprehending 228.21 acres, more

s c~ AND ALSO, all right, title and interest of the mortgagor
presently owned or hereafter acquired in and to rights

of way and crossing permits granted, or hereafter ~
_«,r._. granted, to mortgagor providing means of legal ingress
` and egress to and from the above described real property
and Glades Cut-Off Road.
TO HAVE AND TO HOLD the same, together with all and
singular the tenements, hereditaments and appurtenances thereof,
including all fixtures-and articles of personal property
now or at any time hereafter attached to or used in any way
in connection with the use, operation and occupation of the
above described real estate, all of which fixtures and articles
of personal property are hereby declared and shall be deemed
to be fixtures and accessory to the freehold and a part of
the realty as between the parties hereto, their successors,
legal representatives and assigns, and all persons claiming
~ by, through or under them and shall be deemed to be a portion
of the security for the indebtedness herein mentioned and
to be subject to the lien of this mortgage, and any and all
buildings and improvements now or hereafter erected thereon;
and TOGETHER WITH all surveys, plans, engineering studies
and specifications, and all other materials of a professional
nature now owned and possessed by mortgagor or presently
contracted for pertaining to the development of the above ~
