MORTGAGE and SECURITY AGREEMENT
THIS MORTGAGE, executed this ~ day of September, 1980 by
Eugene A. Brancaccio, a married adult an bert Brancaccio, a married
adult and Pasquale Brancaccio, a married adult, hereinafter called the
mortgagor, which term as used in every instance shall include the mort-
gagor`s successors, legal representatives and assigns, either voluntaty
by act of the mortgagor or involuntary by operation of law, and shall
denote the singular and/or plural, and the masculine and/or feminine,
and natural and/or artificial persons, whenever and wherever the context
so requires or admits, party of the first part; and FIRST FEDERAL SAVINGS
AND LOAN ASSOCIATION OF FORT PIERCE, a corporation organized and exist-
ing under the laws of the United States of America, hereinafter called
the Association, which term as used in every instance shall include the
Association's successors, legal representatives and assigns, party of
the second part.

- r That for divers good and valuable consideration, and in considera-
N tion.of the aggregate sum of money named in the promissory note of even
date herewith, hereinafter described, the mortgagor does grant, bargain,
;_i,~.i• sell ;alien, remise, release, convey and confirm unto the Association, in
~r~'`~~= fee simple, the following described real. estate, of which the mortgagor
is now seized and possessed and in actual possession, situate in the
~ County of St. Lucie, State of Florida, to wit:

d ° in the FIRST REPEAT IN RIVER PARK, UNIT 1, as recorded in Plat

LESS AND EXCEPT the East 30.0 feet of the aforementioned Tract;

~ By agreement of Mortgagor and Mortgagee. on file with Mortgagee,
the within mortgage secured not only an existing indebtedness,
but also ADVANCES to be HEREAFTER made by Mortgagee to Mortgagor
the aggregate of which will equal the .principal amount specified
in the promissory note secured hereby.
TO HAVE AND TO HOLD the same, together with all and singular the tene-
~ ments, hereditaments and appurtenances thereof, including all fixtures and
articles of personal property now or at any time hereafter attached to or
used in any way in connection with the use, operation and occupation of the
above described real estate, such fixtures and articles of personal property
including, but without being limited to, all screens, awnings, storm windows _
and doors, window shades,-inlaid floor coverings, stoves., ranges, refrigera-
tors and all heating, lighting, cooking, plumbing, electric, ventilating, "
air-conditioning equipment, systems, machines and appliances and baking
' ovens, racks, utensils, mixers, slicers, display cases and chairs and tables,
of whatsoever kind and nature, all of which fixtures and articles of per-
. sonal property are hereby declared and shall be deemed to be fixtures and
accessory to the freehold and a part of the realty as between the parties
hereto, their successors, legal representatives and assigns, and all persons
~ claiming by, through or under them and shall be deemed to be a portion of
i the security for the indebtedness herein mentioned and to be subject to the
~ lien of this mortgage, and TOGETHER WITH all rents, revenues, issues, pro-
f ceeds and profits of the above described property, and also all the estate,
I right, title, interest, property, possession, claim and demand whatsoever
as well in law as in equity of the said mortgagor of, in and to the same and
~ every part thereof unto the said mortgagee and its successors and assigns _
forever.
