And the said Mortgagor):) doles) hereby fully warrant the title to said land, and will defend the same against the lawful cbims of all
persons whomsoever.
PROVIDED ALWAYS, That if said Mortgagor(s), their tiein, legal representatives or assigns. shall
pay to the said Mortgagee, its legs) representatives or assigns, the unpaid balance of the Total of Payments of a Home Improvement
Contract of even date between Mortgagor ss Customer a,l~/iriyl~^ain Ind ~atri ~ Contractor (said Contract being
incorporated herein by this reference as specifically as if set forth in detail) for the time sale of home improvements to Customer as more
particularly set forth in such Contrsct,,and shall perform and comply with each and every stipulation, agreement and covenant of said
Contract and of this Mortgage, then this Mortgage and the estate hereby created shall be void, otherwise the same shall remain in full
force and virtue. And the said Mortgagor covenants to pay the Contract installments promptly when due: to pay all taxes and assessments
on said property; to carry insurance on the building on said land in the amount of this Mortgage, approved by the Mortgagee, with
standard Mortgage loss douse psyabk to Mortgagee, its wocessors or assigns, and to keep the building on said land in proper repair and
tenentabk condition.
Should any of the :dove covenants be broken, then said Home Improvement Contract and all moneys secured hereby shall, without
demand, if the Mortgagee, its legal representatives or assigns, so elect, at once become due and payable, and the mortgage be foreclosed,
and all costs and expenses of collection of said moneys with or without wit including a reasonable fee for the Mortgagee attorney, shall
be paid by the Mortgagor, and the same are hereby scoured. ;
PAYMENT OF THIS NOTE OR MORTGAGE IS SUBJECT TO THE TERMS OF A HOME IMPROVEMENT CONTRACT OF EVEN
DATE BETNIEEN THE MAKER AND PAYEE OQ THE MORTGAGOR AND MORTGAGEE.
