Contract and of this Mortgage, then this Mortgage and the estate hereby created shall be void, otherwise the saute shall remain in full
force and virtue. And the said Mortgagor covenants to pay the Contract installments promptly when due; to pay all taxes and assessments
on said property; to carry insurance on the building on said lard in the amount of this Mortgage, approved by the Nbrtgagee, with
standard Mortgage loss douse payable to Mortgagee, its waessors or assigns, and to keep the building on said land in proper repair and
tenentabls condition. -
Should arty of the above eovertants be broken, then said Fbme Improvement Contract and all moneys secured hereby shall, without
demand, if the Mortgagee,- its legal representatives orassigns, so elect, at once become due and payable, and the mortgage be foreclosed,
and all costs and expenses of"collection of said moneys with a without wit indudirg a reasonable fee for the Mortgagee attorney. shall
be paid by the Mortgagor. and the same are hereby secured. ~
PAYMENT OF THIS NOTE OR MORTGAGE IS SUBJECT TO THE TERMS OF A HOME IMPROVEMENT CONTRACT OF EVEN
DATE BETWEEN THE MAKER AND PAYEE OR THE MORTGAGOR AND MORTGAGEE.
