quietly. to enter upon, hold, occupy, and enjoy said land, and every part thereof; that the land Is and will remain fret. from all encum-
brances; that said mortgagor will make such further asauranoes to prove the fce simple title to said land in said mortgagee as may be reason-
ably required, and that said mortgagor does hereby fully wurant the title to said land, and every part thereof, and will defend the same

to one or more monthly payments on the principal that an next due on the note, on the first day of any month prior to maturity:
