Purchaser, by acceptance and execution of this Receipt, :acknowledges that this
purchase of a condominium unit at OCEAN VII.I.A(~l: 01~ filtl'(]ITIaSON ISLAND is subject in every
respect to fire Declaration of Condominium as to tl~e condominium in whid~ his wait is
located and Exhibits attached thereto, including but not limited to (whether the same are
attached to the Declaration or referred to therein), the By-Laws of tl~e Association,
Articles of Incomoratiai, the Rulc;s and Regulations, copy of projected operating budget,
copy of sales brochure and floor plan of apartment purchased by purchaser, and all Amend-
ments to the aforesaid Declaration and Fad~ibits and tl~e Articles of Incornoration, By-Laws
and Declaration of Covenants and Restrictions of the Property Owners' Association; and
Purchaser further acknowledges receipt of and reading ~~nd examination of said Declaration,
its Exhibits, and budget, sales brochure and floor plan, .and acknowledges that each and
every provision of fire foregoing is essential to tl~e s~iccessful operation and management
of the Condominium property and is in tl~e best interests and Tor the benefit of all the
owners therein. Purchaser and all owners of parcels in the aforedescribed condominium '
covenant and agree to abide by each and every provision of said Declaration of Condominium
and Exhibits attached tliercto. 1'~~rchasei• hereby ratifies and confirms and approves all
of the terms and provisions of said Declaration of (:ondominitun and L'xhibits attached
thereto, and agrees that the assessment w~dcr the Property A~?ners' Association documents
referred to above and the provisions thereof are reasonable, fair and equitable, and
said Purchaser acknowledges and confi»ILS that.tl~e Declaration of Covenants and Restrictions
of the Property Arners' Association has encumbered and impressed a lien upon the Condo-
minium parcel being conveyed to Purchaser, as security for his obligations under the
said Declaration of Covenants and Restrictions of file Property Aeners' Association and
said Purchaser assumes fire obligations as to the Pibperty A~?ners' Association as to his
condominium parcel. Purchaser confirms that all warranties, representations and induce- -
ments, if any, are as contained in tl~c aforesaid Declaration of Condominium and Exhibits
attached thereto, and fire common expenses and the scans due under the Property Oamers'
Association and other charges are estimated. only. No warranty or guaranty is made or
intendQd nor may one be relied upon except where the sane is specifically warranted or
guaranteed in said Declaration of Condominium and tl~e I'xliibits attached thereto.
